Project Overview:
Our client in the historic Chevy Chase neighborhood of Washington, DC faced challenges with their backyard space which was overgrown and outdated. The existing brick patio had deteriorated over time, with aggressive weed growth compromising its structural integrity and aesthetic appeal. Additional challenges included:
- An outdated pond area that required removal
- An unsightly tree stump that needed addressing
- The need for better elevation management through proper steps and retaining walls
- A desire to maximize usable outdoor living space
Solution:
We developed a comprehensive renovation plan that addressed both the functional and aesthetic aspects of the space. The project centered around a complete patio reconstruction, with careful attention to proper drainage and long-term stability.
For the patio renovation, we:
- Carefully preserved existing pavers for reuse
- Implemented proper grading
- Installed a professional-grade base system with crushed stone
- Expanded the patio footprint to approximately 220 square feet
- Applied polymer stabilizer sand for joint integrity
To address the elevation challenges, we:
- Constructed a new brick retaining wall system
- Installed three steps with flagstone treads and brick risers
- Used cinderblock reinforced with rebar for structural integrity
- Created a seamless transition between different yard levels
Results:
The transformation resulted in a significantly more functional and aesthetically pleasing outdoor living space. The expanded patio area, properly engineered with appropriate drainage, provided a stable foundation for outdoor activities. The new retaining wall and step system created better flow throughout the space while effectively managing the property’s elevation changes. The removal of outdated features and proper hardscaping installation has given the clients a low-maintenance, beautiful backyard that complements their Chevy Chase home while increasing their usable outdoor living space.
